Accessibility Statement


Introduction:
Situated in gardens and woodland, which were once part of Rosecraddoc Manor, Baytree Cottage, is a luxury 2-bedroom, detached self-catering cottage, enjoying a peaceful location, with individual parking, and level wheel chair friendly access throughout.

Pre-arrival:
We have an extensive website, with diagrams of the floor / room layouts and pictures of all the rooms.
Bookings / enquiries can be made directly from the website via email, or via telephone or by letter.
All guests are provided with written directions to the cottage (available in different font size and dyslexia friendly font).
The nearest bus stop is in the Town centre 3 miles away.
Liskeard railway station is 3 miles away, with taxi rank.
This access statement is available on our website and in the 'Welcome Book' in the cottage.
We can arrange for shopping to be delivered on arrival.

Arrival & Car Parking Facilities:
There is a car park at the front of the cottage with an allocated space, approx. 4 metres wide.
Car park is tarmac, flat and even.
A paved pathway leads to the front entrance and is slightly sloped (1:20).

Main Entrance & Reception:
The main entrance is a double front door 115cm wide, with a 4 mm threshold, keyhole is 102cm high.
The key for this door is held in the key safe on the sidewall to the right of the cottage approx. 120cm high.
The front door opens into the lounge area, where there is a large mat on the floor.
The light switch is on the right hand sidewall underneath the coat rack.
The 'Welcome Book' which has all details about the cottage within it is on the work surface in the kitchen.

Lounge & Dining Room:
The lounge is open plan with the dining area and kitchen.
The floor has non slip ceramic tiles of contrasting colour.
To the left of the lounge area is a coffee table, reading lamp, 3 seater settee and a separate tub armchair both of which are moveable.
To the right is a wallmounted TV / DVD with remote control above an electric fire.
To the rear of the lounge is a 4 seater dining table (maximum size 120cm wide x 190cm long x 86cm high) which is moveable.
There are 4 dining chairs available also moveable with padded seats no arms.

Laundry:
Launderette in Liskeard town centre offers a 24-hour turnaround and will also collect and drop off. Tel 01579 343293

Outdoor Facilities:
Exiting from the back door, there is an enclosed sun terrace.
This door is 115cm wide x 176cm high, 4mm threshold, and keyhole at 102cm.
The sun terrace is made of decking with Patio furniture and BBQ available for guests to use.

Bedrooms:
Bedroom 1
Sliding Door 75cm wide x 176cm high.
Flooring is short pile carpet.
The bedroom has a light pull at the door. Double bed 5ft wide.
Bed height = 56 cm floor to top of mattress.
Height can be raised of advised before arrival.
Clear space of 28cm under bed.
Bed is moveable if more space is required to one side.
The space to the left of the bed is 85cm wide.
The space to the right of the bed is 30cm.
Non feather duvet and pillows provided.
Sheets, duvet covers and pillowcases are cotton/percale.
There is a separate reading lamp available at the side of the bed.

Bedroom 2
Sliding Door 75cm wide x 176cm high.
Flooring is short pile carpet.
The bedroom has a light pull at the door.
There are two single beds.
Bed one - The space to the right of the bed is 85cm, distance between the beds is 30cm and the distance to the left of bed 2 is 30cm.
Non feather duvet and pillows provided.
Sheets, duvet covers and pillowcases are cotton/percale.
There is a reading lamp between the beds.

Wetroom:
Sliding Door 75cm wide x 176cm high.
The toilet seat is 42cm high (toilet seat riser available).
Space to the right is 90cm and to the left 30cm.
Support rail to left 100cm from floor.
The sink height is 80cm with clear space underneath.
The wheel in shower is approx. 120cm square.
The height of the power shower unit is 120cm.
Horizontal & vertical support rail.
The room also has a wall mounted heater.
The floor surface is ceramic tiles.

Self-catering Kitchen:
'U shaped kitchen open plan with Dining area.
Work surface is 87cm high and 60cm deep.
At least 153cm free space between all furniture & worktops.
Sink is 87cm high with clear space underneath.
Hob is 87cm high with extractor unit above.
Electric oven & grill door is drop down and can be accessed from either side.
Kettle, Toaster and microwave / combination oven available.
Spotlights above work surfaces where required.
Good contrast between floor, cupboards and other surfaces.
Fridge freezer & dishwasher provided.
Glasses and crockery are provided in the cupboards beneath the work surfaces.
Flooring is ceramic tile.

Additional Information:
A Welcome Book is produced in dyslexia friendly font, containing quick start instructions for all appliances, fire procedures and escape routes, contact numbers and places of interest.
